Hi again,
We just found out that there is something wrong with the benchmark.
When producing the EPC, into the benchmark section,
It is written:
"A building of this type built to building regulations standards current at the date of issue of this certificate would have a rating:"
On the 2 EPCs attached, The Bo'ness EPC says that the rating would be a B with a value of 129, and the Grangemouth EPC says a B with a value of 120.
Also it does not seem correct that the Grangemouth design comes up with a figure that is suggesting that even if built at today's standards it would still only rate at a G.
The question is: what is correct, is it the value or the letter?

I would expect different benchmarks for different buildings. The benchmark is based on the CO2 emissions of the equivalent notional building that complies with Regulations Regs standard. Each building has it's own notional building and so it's own benchmark. The bemnchmark is used to determine the scale. So the value and the letter should both be right

When I run your Grangemouth model I see B as the rating for the buildng constructed to regs standard. See below.

If the carbon dioxide emissions is 120Kg/m² and even though the building would be built to meet the building regulations standards, should not be the grade a G?

I see yes, it looks like a bug in SBEM - I'll pass it on to the SBEM developers at BRE.
