Hi,
I am producing an EPC for a large (30,000m2) warehouse with a 2 storey office block at one corner within the external envelope. I was told during training that the easiest way is to create blocks for each floor and then cut a hole in the floors for the warehouse.
I have discovered that an error is generated if there is a hole in the floor and ceiling (block height less than 1.5m) which is corrected by using the "Advanced" tab on the tools menu to merge similar blocks.
Maybe this should be included in an "Error fix list" somewhere.

Andy,
I attach the DB file which shows the "merged" floors abd calculates OK. However the floor area shown on the EPC includes all the floors including the holes - can this be fixed?

Tim,

You will find that the current beta version (v.1.5.1.009) largely resolves this problem in that holes are deducted from the floor area. This just leaves one other possible problem which is that the ceiling of the 1st floor offices will still be counted as 'floor area' even though there may not be any way for occupants to actually stand on it! Not sure how to resolve this - possibly by allowing a flag for floor surfaces to say 'don't include in zone floor area'. Will this be a problem for this building? Or is the ceiling of the 1st floor offices usable floor area?

Just to add to my last post, I've added new capability to the software to allow the area of ceiling surfaces that are not available as usable floor area in the zone above to be excluded from floor area in that zone. This should allow more accurate estimate of floor areas in zones such as warehouses. The new version will be made available in beta form soon. Please let me know if you need this for your project.

Andy,
That's great - in this case, the client was happy just to get an EPC even if the floor area was incorrect as he was selling property and this was holding up the sale. Propsed changes will meet requirements for most warehouse situations.

I will make another post about rooflights, though!

Tim,

Just out of interest, is the warehouse conditioned? If not, according to CLG guidance, page 24, it should not be included in the EPC anyway.

Just noticed your post at the end - yes it was all heated as used for storage and despatch of office supplies including paper, etc.

Andy,
I now have another 5 warehouse / industrial units to calculate EPCs for - where can I find the DB version with the fixes?
Latest under Betatest is v1.6 which is not approved for EPC.

Note that this version has a known issue with floors having the entire area taken up by a hole. If you come across this problem, just make the hole a bit smaller leaving a gap and the calcs can continue.

Just for interest. Under the new CLG guidance (30 July 2008) the warehouse area would now have to be modelled now, even if unheated.

So forget what I wrote above.
